Cotenham Garden Cottage

A beautifully finished large studio providing a peaceful, practical and yet homely space. With a fully equipped kitchen, dining table and chairs for dining in and a comfortable lounge area with large TV. Just outside your door is a dedicated terrace area with table, chairs and BBQ. The luxury wet room shower, and single level design throughout makes this accommodation ideally suited to those with restricted mobility.

If you require separate accommodation for a carer, we can offer an adjoining ensuite room at just £50 per night when booked with the Garden Cottage – please contact us for details as this is not bookable on line.

Breakfast is served in the main house and can be added to your booking at just £12pp, add a note to your booking if you would like to add breakfast for all or just one morning.

The cottage comes with access to our luxury hot tub. Set within the 3 acre gardens and woodland of Cotenham Barn, guests are welcome to investigate the gardens and make use of the footpath which leads from the property to Ranworth.

  • This is our first self contained holiday cottage, completed in 2016, designed to be accessible to all including wheelchair users.
  • Super king bed or two single bed configuration.
  • Intended for two people, there is space for a camp bed or cot if required.
  • Well equipped kitchen with oven, hob, fridge and microwave.
  • Breakfast bar, separate dining table and chairs for eating in.
  • Lounge area with a large leather sofa and large flat screen TV and DVD player.
  • Large fully tiled roll-in shower/wet room.
  • Dedicated patio area with outdoor seating and barbecue.
  • Access to hot tub with chalk board daily reservation system, shared only with one other cottage.

All of our rooms are subject to our enhanced cleaning procedure, including sanitising all surfaces and frequently touched items.

Policies

Bookings can be made online via our website or by phone 01603 270454. A 20% deposit is payable at the time of booking, a reservation will only be confirmed on receipt of this deposit. Payment can be made using most credit and debit cards or by BACS (bank details on request).

Should you need to cancel a confirmed booking the following cancellation charges will apply, regardless of reason given. Cancellations received prior to 5 days before the planned arrival will receive a full refund of the paid deposit. Cancellations received on or after 5 days before the planned arrival date will be charged the full 50% deposit (as already paid). Guests failing to arrive within 24hours of the first day, and having omitted to notify us of their delay shall be considered to have cancelled their booking and cancellation charges shall apply. Guests are advised to take out travel insurance to cover such events that may lead to cancellation.

Your anticipated time of arrival is appreciated nearer the time of your stay. Arrival is from 3pm. Requests for earlier arrival can be made by phone or email and will be accommodated where possible. Bags can be left earlier than 3pm, again by arrangement. Check out is 11.00. Breakfast is cooked to order and is served from 07.30-09.30 weekdays and 08.00-10.00 at weekends.

Sorry, we do not accept dogs or any other pets in any of our accommodation.

We reserve the right to charge for replacement, cleaning or repair of items belonging to Cotenham Barn.

We operate a no smoking policy throughout all of our accommodation. Any guest found to be smoking in the house or cottages may be asked to leave and may be charged for any cleaning costs incurred. Upturned flower pots or sand pots are provided for out door smoking but please smoke away from buildings in respect for us and other guests.
